How we handle your data.

2. Overview and legal bases

We process personal data only to the extent necessary for operating this website, responding to your enquiries and brokering properties. The legal bases are in particular:

  • Art. 6(1)(b) GDPR – contract or pre-contractual measures (e.g. your enquiry about a property),
  • Art. 6(1)(c) GDPR – legal obligations (e.g. retention obligations),
  • Art. 6(1)(f) GDPR – our legitimate interest in a secure, functioning and user-friendly website,
  • Art. 6(1)(a) GDPR – your consent, where we ask you for it.

We do not pass on your data to third parties for advertising purposes and we do not sell it. The website does not use any advertising or tracking cookies and no social media plug-ins.

3. Hosting and server log files

This website, the associated database and our visitor statistics run on a server that we rent from STRATO GmbH, Otto-Ostrowski-Straße 7, 10249 Berlin. The server is located in a data centre in Germany. STRATO processes the data exclusively on our behalf (data processing under Art. 28 GDPR).

Each time a page is accessed, the server automatically stores technical information in log files (server log files):

  • IP address of the requesting device,
  • date and time of access,
  • address accessed (URL) and amount of data transferred,
  • previously visited page (referrer), if transmitted by the browser,
  • browser and operating system used.

We need this data to deliver the website, find errors and fend off attacks (Art. 6(1)(f) GDPR). The log files are generally deleted automatically after 14 days. The connection to this website is encrypted throughout via TLS (recognisable by “https://”).

4. Cookies and storage in the browser

We only set one technically necessary cookie: NEXT_LOCALE stores the language you have chosen (German, English or Spanish) so that the page appears in that language on your next visit. It contains no personal information and is not transmitted to third parties. The legal basis is § 25(2) no. 2 TDDDG (German Telecommunications Digital Services Data Protection Act) in conjunction with Art. 6(1)(f) GDPR. We do not use any other cookies – for example for advertising or statistics – which is why there is no cookie banner.

5. Visitor statistics with Matomo

To understand which pages and properties attract interest, we use the open-source software Matomo. Matomo runs on our own server (statistik.domira.group); the data does not leave this server and is not passed on to third parties.

  • On our website, Matomo works without cookies. To recognise related page views within a visit, Matomo merely generates an identifier that changes daily and does not allow any conclusions to be drawn about you.
  • Your IP address is shortened (anonymised) immediately; it is not possible to identify you.
  • Data recorded includes, among other things, pages accessed, date and time, length of stay, referring website, device type, browser, operating system and approximate country.
  • The raw data is deleted after 14 months at the latest.

The legal basis is our legitimate interest in data-minimising audience measurement to improve our services (Art. 6(1)(f) GDPR). You can object to this recording at any time – for example by emailing us or by disabling JavaScript or using a tracking blocker in your browser.

6. Contact form, email and telephone

If you contact us via the contact form, by email or by telephone, we process the information you provide (name, email address and/or telephone number, your message and – for enquiries about a specific listing – the property concerned) in order to respond to your enquiry.

Messages from the contact form are sent by our server by email to our mailbox and are not additionally stored in a database. Emails are sent via STRATO; our mailbox is operated by Microsoft (Microsoft 365) – the provider is Microsoft Ireland Operations Limited, One Microsoft Place, South County Business Park, Leopardstown, Dublin 18, Ireland. Microsoft processes emails on our behalf (Art. 28 GDPR); a transfer to Microsoft Corporation in the USA cannot be ruled out, and Microsoft is certified under the EU-US Data Privacy Framework. The same applies if you write to us directly by email. Where necessary for your enquiry – for example for a viewing or for sending documents – we pass on your information to the respective local partner (e.g. estate agent, developer or owner of the property).

The legal basis is Art. 6(1)(b) GDPR, otherwise our legitimate interest in responding to your enquiry (Art. 6(1)(f) GDPR). We delete your enquiry as soon as it has been dealt with, provided there are no statutory retention obligations to the contrary.

7. WhatsApp

On our website you will find links through which you can message us via WhatsApp. Merely visiting our website does not transmit any data to WhatsApp. Only when you click on a WhatsApp link does WhatsApp open, and the privacy policy of WhatsApp Ireland Limited, Merrion Road, Dublin 4, D04 X2K5, Ireland, then applies. In this case, data may also be transferred to the USA. If you do not want this, please do not use WhatsApp – you can reach us just as well by email or telephone.

8. AI chat “Ask AI”

Using the “Ask AI” button, you can ask an AI assistant questions about our properties. Use of this feature is voluntary.

  • The search of our property portfolio takes place on our own server (local language model, no transmission to third parties).
  • To formulate the answer, the text you enter is transmitted via our server to the Google Gemini service of Google Ireland Limited, Gordon House, Barrow Street, Dublin 4, Ireland. In this process, data may also be transferred to Google LLC in the USA; Google LLC is certified under the EU-US Data Privacy Framework.
  • We do not transmit your name, IP address or contact details to Google, and we do not store the chat history permanently.

Please do not enter any personal data in the chat (e.g. names, telephone numbers or financial details). For personal matters, please use the contact form. The legal basis is our legitimate interest in answering questions about our properties quickly and conveniently (Art. 6(1)(f) GDPR).

9. Fonts, images and videos

We deliver fonts, photos and the video on the home page from our own server. There is no connection to Google Fonts or other external providers. The property images come from our property database (api.domira.group), which also runs on our server.

10. Your rights

You have the following rights at any time:

  • access to the data we hold about you (Art. 15 GDPR),
  • rectification of inaccurate data (Art. 16 GDPR),
  • erasure (Art. 17 GDPR) and restriction of processing (Art. 18 GDPR),
  • data portability (Art. 20 GDPR),
  • withdrawal of any consent given, with effect for the future (Art. 7(3) GDPR).

Right to object (Art. 21 GDPR)

Where we process data on the basis of our legitimate interest (Art. 6(1)(f) GDPR), you may object to this processing at any time on grounds relating to your particular situation. An informal message to info@domira.group is sufficient.

Right to lodge a complaint

You may lodge a complaint with a data protection supervisory authority. The authority responsible for us is the Landesbeauftragte für Datenschutz und Informationsfreiheit Nordrhein-Westfalen (State Commissioner for Data Protection and Freedom of Information of North Rhine-Westphalia), Kavalleriestraße 2–4, 40213 Düsseldorf, www.ldi.nrw.de.
